Thanks Jeff, its a small room 8*12, as a initial setup, planning for 4 -20G, 1 - 75 or 55G and 3 custom tanks or 4 - 10g as the ceiling is low on this room.
And some plans to add racks as Phase II.

Looking forward to the finished room buddy. I would go with the 75 gallon for the lower tank for grow-outs and the four 20 gallon in the middle rack for breeding pair. The top shelve can still put 4 more 20 gallon if you consider removing the ceiling panels on top of the rack. You can move the breeding rack against the corner wall on the left side of the room and the remaining space should be enough for a three tier shelve for three 40 breeder if the measurements are right. If you send me the measurement of the remaining space I can confirm the size of tank you can put there. If not you can always do a 18 or 25 gallon cube that should fit there. Finally, you can put a dual 75 gallon on the other wall to complete the room. How ever you decide to go with it's going to be great see it with tanks and Discus. ;)

Food for thought. 10 heaters, one big or a bunch of small air pumps , tank lights and a water change pump. The 15 amp outlet in the room will have other rooms on the circuit. See what else is on there. A 15 amp breaker is rated for about 1800 watts before it trips.

Might think about covering those ceiling tiles in a clear plastic so you don't get mold or condensation on them. Might also look into getting a dehumidifier.
