As I'm working in mine, this is what I have dreamed so far:
Cost-efficient use of space available with easy access to tanks both for viewing and provide maintenance.
Adequate room ventilation: to prevent CO2 build up, assure water oxygenation and prevent overheating (I live in the Caribbean basin) of my tanks.
Pressurized CO2: To inject CO2 to planted tanks that need it.
Semi-automatic Water Change System: From easy DIY water top-off to RO processing, water storage (may include rain water storage), and waste water drain-out.
Lab station: With everything needed to perform water parameters analysis, including a decent microscope and basic reagents to study microbiology in my closed systems (each tank's water volume must stay separate from others).
Pharmacy: Stock of essential fresh fish meds. Hoping to toss them away without ever using them. Including basic lab equipment to process some remedies.
Work bench, tools, spare parts: To keep upgrading, repair, or just have fun with DIY projects for my tank settings.
And of course: a nice digital camera and Internet access to share my fishroom with all of you.
There are probably a few more things to consider but so far that's what I have in mind

Good ventilation, hopeful with some type of heat exchanger.
Ventilation is one the most common thing over looked by people.

Gotta have a sink... or 2 if you have room
A Keg-er-ator!! just like yim11 ;)
and a Stripper pole!!!
wait...
what was the question again?!?!
:bounce::book::gorgeous::jester::idea2::wave:
Two sided divider wall to have tanks on both sides while the middle is plumbled for maintenance, access would be thru a door on one end..... That way you see the tanks just like you do at the public aquariums.......
