Liz do you combine both your home owners policy and car together? If not it can save bundles. I recently also was. Able to save her $250 per month for her home owners insurance by going through an agent. They work with farmers which is what my Mom had and was paying a fortune for. This agent though found a policy with "Foremost" that saved her hundreds and had similar coverage.. And they actually responded as insurance should when she had an Ice Dam issue this past winter. I would definitely check around on Insurance options... There's a lot out there.

Jake, do you need the chimney for any reason? 100 years does seem like a pretty good run. Wonder if it would be cheaper to just get rid of it if not needed.
Costs of freaking everything are astronomical. I just spent $40+ on gas this morning in my little Civic... and it wasn't even empty. This matters to everything else, obviously... since it costs everyone else more and more to do the same things. I can't imagine needing to drive a diesel truck to do work.Comment

I do bundle, Al. But I plan on calling my insurance agent later today to see if there is some way I can save. I know that my car is insured for more than it's worth now, and maybe I can do something with my house insurance without totally eliminating it,

I know that there are people who live on less than I do, but I can't imagine how they manage. $2000 a month is simply not enough to live on. I was doing OK when I was selling my Pitch Black Rams, but after that became impossible because of my back, I had to give it up.Mama BearComment

The first company (a roofing company) I called out quoted the need for an entire rebuild. Obviously, I'm doing my due diligence and getting a second opinion on whether that is actually necessary. Now that I know its not my roof that's leaking, but the chimney, I've been calling around to some bricklayers/masonry folks and I have another opinion coming next Thursday. From the back and forth we just had and via photo exchange, he seemed to indicate that a full rebuild isn't necessary and might just need tuckpointing. His ballpark figure is already almost half of what the roofing company wanted to charge. So maybe a little less panic on our pocketbook.
We're fortunate to both have very stable jobs and we're very strong savers, so our emergency fund was fairly healthy to begin with. Unfortunately, with everything hitting at once, we're just going to end up draining it dry.Jake👍 1Comment

Jake when you say chimney is leaking what do you mean? Is there water intrusion to the house? if there's holes in the mortar I can water getting into the fireplace but if there's water intrusion. I would suggest. The original roofer missed a. Flashing issue. A good chimney flashing will be made from lead but if not sealed well it can leak.
if you want an option and the flashing really isn't the issue, a chimney liner with wood stove is a really good investment ..just a suggestion.>>>>>
